Saudi Arabia Launches Platform to Provide Affordable Residential Land in Riyadh

The Royal Commission for Riyadh City has launched the “Real Estate Balance” platform, allowing citizens to apply for residential land in the capital at a fixed price of SR1,500 per square meter. Applications will remain open until October 23, 2025, with eligibility results set to be announced on November 9.
The initiative, introduced under the directives of Crown Prince and Prime Minister Mohammed bin Salman, aims to stabilize the housing market by supplying 10,000 to 40,000 planned residential plots annually over the next five years. Applicants must be Saudi citizens who are married or aged 25 and above, have lived in Riyadh for at least three years, and do not own property elsewhere.
Successful applicants will be required to develop their allocated land within 10 years, as resale, rental, or transfer will be prohibited during that period. If unused, the land will be reclaimed, with compensation provided at the original purchase price.
CEO of the Royal Commission, Ibrahim Al-Sultan, highlighted that the plots will be distributed across existing neighborhoods to balance supply and demand, while stressing that priority will not depend on registration order. The process will include eligibility checks, a public lottery, land allocation, and final ownership procedures, all managed exclusively through the official digital portal.
