Saudi Arabia Expands Cities, Unlocking Fresh Real Estate Investment Chances

Saudi Arabia’s urban expansion is unlocking new opportunities for developers, investors, and businesses within the real estate sector, as it transitions towards larger, integrated projects with increased private sector involvement. This burgeoning growth is prominently featured at the fifth Saudi Real Estate Development and Ownership Exhibition in Jeddah, where government bodies, developers, investors, financial institutions, and real estate service providers converge to explore the evolving landscape.

Among the highlights is the ambitious MARAFY project, spearheaded by ROSHN Group. This major waterfront development in northern Jeddah spans over 9.3 million square meters and is strategically built around an artificial waterway linking to the Red Sea through Obhur Creek. Designed to accommodate more than 70,000 residential units, MARAFY is projected to eventually house over 225,000 residents. Within this expansive development, the Alarous community is set to feature approximately 18,000 residential units, with numerous companies contributing to the broader master plan.

Developers are increasingly establishing a foothold in Saudi Arabia’s growing real estate market. New Event Development, which operates in Egypt and Türkiye, has already initiated projects in Jeddah and aims to expand into Riyadh, driven by the prospects unveiled by Saudi Vision 2030. This vision is fostering an environment ripe for investment, drawing interest from both regional and international players.

As these investment opportunities proliferate, legal experts are advising prospective property buyers to exercise due diligence before making purchases. They emphasize the importance of confirming property ownership, verifying the legal standing of developers, and ensuring the authority of individuals signing contracts. Additionally, experts recommend scrutinizing commercial registrations, ownership documents, payment terms, delivery timelines, guarantees, and penalties for potential delays.

To safeguard their investments, buyers are urged to avoid transferring funds to personal accounts and to seek legal counsel before signing any property agreements. These precautions are critical in navigating the complexities of the burgeoning Saudi real estate market, ensuring that buyers are well-informed and protected as they engage in this dynamic sector.
